A roof leak can appear as a ceiling stain far from the place where water enters. The visible symptom helps locate the problem, but a roofer may need to inspect the roof, attic, flashing, penetrations, and surrounding materials before pricing a repair.
Roof leak repair cost
Angi’s estimate, updated August 3, 2026, puts a typical roof leak repair at about $700 to $3,000; its published summary says many homeowners pay around $900. The range reflects different causes, materials, access, and concealed damage. This is Angi’s project-cost estimate, not an insurance determination or quote for a particular roof. See Angi’s roof leak repair data.
Common leak locations and causes
- Flashing: Open or damaged flashing around chimneys, walls, valleys, and roof edges can let water beneath the roofing.
- Roof penetrations: Vents, plumbing stacks, skylights, and other openings rely on correctly installed seals and flashing.
- Roofing material: Missing, cracked, lifted, or deteriorated shingles or other roof coverings may expose the layers below.
- Ice, wind, or storm damage: Weather can displace material or create a leak that is not obvious from the ground.
- Condensation or plumbing: Not every ceiling stain is a roof leak. Plumbing above the ceiling, HVAC condensate, or attic condensation may be responsible.
What changes the repair price?
The source and extent of water entry, roof material and pitch, access, damage to decking or insulation, emergency scheduling, and interior repairs can change the total. Ask whether the estimate includes diagnosis, temporary protection, replacement materials, flashing, disposal, attic work, and ceiling repair. Make sure any hidden damage is photographed and priced through a written change order.
What to do when you find a leak
Keep people away from a sagging ceiling and wet electrical equipment. Do not climb onto a wet or storm-damaged roof. If safe, move belongings and use a container under a small drip; arrange a qualified roof inspection and address the source promptly. How to compare roof leak estimates
- Ask the roofer to show where water is entering and explain how the cause was traced.
- Compare the same scope, material, access method, and interior exclusions in each written estimate.
- Ask how concealed decking or insulation damage will be documented and approved.
- Check licensing, insurance, and warranty requirements in your area.
Insurance questions
Whether a leak or resulting damage is covered depends on the cause, policy wording, exclusions, maintenance history, deductible, and claim decision. Photograph conditions, prevent additional damage when safe, keep receipts, and contact your insurer for instructions. A contractor’s estimate does not guarantee coverage.
